Expired and withdrawn listings

When a listing expires or is withdrawn, the house is not the failure. The plan was. The next version has to change something real: price, presentation, access, or the story.

Expired is not the same as withdrawn

An expired listing reached the end of the agreement without a sale. A withdrawal is a choice to stop before that date, sometimes for a remodel, a change in timing, or a disagreement about price. Buyers and their brokers can often still see that history.

The useful question is what the market was shown. Were the photos of the house you have now? Was the price anchored to the right street? Could people get in? Was the house asked to compete with a dock property when it does not have a dock?

Varinder will look at that record with you. He will not promise a different result on a deadline. Anyone who does is guessing.

A reset, in order

01

Read the history

Days, price changes, and how the house was described. The MLS record is the brief.

02

Walk it again

Condition may have changed. So may the competition.

03

Change one big thing

Price, presentation, or access. A new sign on the same plan is not a new plan.

04

Relaunch or wait

Sometimes the right move is to return later, after work is done. That is a recommendation, not a delay tactic.

What this is not

If you want a conversation, use the form. The pitch is a better reading of the house.

If the last plan failed because of a trust, a move that slipped, or something you would rather discuss privately, say so in the form. Trustee sales have their own page. Other circumstances stay in the conversation.

Listing brokerage

Keep more of the equity

1%

When a home is listed at $5,000,000 or more, VK Luxury Real Estate’s listing brokerage fee is 1%. The fee is for listing the home. A lower listing fee leaves more of the equity from the sale with the seller.

The list price still comes from the house and the sales that compare to it. This is not a reason to price the home for less, and it is not a promise about the price a buyer will pay or how long a sale will take.

How the 1% listing fee works

Home value

What is the home actually worth?

Online estimators miss docks, view corridors, lot position, and the condition of a custom house. Tell Varinder about the property and he will follow up with a comparison built from the house, not from an online estimator.

Phone is optional. Calls and texts are sent only if you check the consent box.

Bring the prior listing, if you want

The address is enough to start. Prior feedback from showings is useful and stays private.

Questions

Common questions

Will you criticize my last broker?

No. The review is about the property, the price, and the materials. Professional courtesy is part of the job.

Can you list a house that expired last week?

Sometimes. There may be a contractual tail or a personal reason to wait. That gets checked before a new agreement.

Do expired listings sell for less?

There is no automatic discount because a listing expired. The next price depends on the reset, not on the status label.

Is withdrawal public?

History can remain visible to brokers in the MLS. Assume a careful buyer will ask, and decide how you want that answered.
