The coast is several markets sharing a freeway. Buyer representation is how you get a short list that respects the differences — and someone whose duty runs to you.
What representation changes
A listing agent represents the seller. A buyer’s broker represents you: the search, the questions about condition and title items, the offer structure, and the negotiation. Varinder Kumar does that work personally. There is no buyer-agent bench behind him.
Compensation is discussed before tours start, in writing, the way California now requires. Do not assume a number from an old custom. Ask, and you will get a direct answer.
The MLS search is the tool for live results. It is not a substitute for someone who knows which peninsula block is a different product from the next one.
How a search is built
Start with non-negotiables that are about the property: a dock, a walk to sand, a single story, a gated street, a yard, or a specific school commute you already have in mind.
Then pick two or three areas, not eight. The areas guide is the menu. Mixing Newport Harbour with a Laguna hillside with an Irvine village in one Saturday is how people stop seeing the houses.
Off-market opportunities exist and are never guaranteed. If something private fits, he will say so. He will not invent pocket listings to sound connected.

Do you charge buyers?
Compensation is agreed in writing before representation begins. Ask for the current practice rather than assuming a percentage from memory.
Can you write an offer on a home listed by someone else?
Yes. That is ordinary buyer representation. The listing broker remains the seller’s representative.
Will you show homes outside Orange County?
The focus is Orange County, especially the coast and Irvine. Other areas are a conversation, not a promise of coverage.
