Balboa Island
A small island in Newport Harbor: bayfront lots with docks, interior walk-streets, a ferry, and houses that live differently than anything on the peninsula.

The place
Balboa Island sits in Newport Harbor, reached by a bridge and by the ferry that crosses from the peninsula. Marine Avenue is the short commercial spine. The rest is residential: a bayfront ring and interior lots on a tight grid.
People confuse the island with the Balboa Peninsula because both use the Balboa name. They should not. The peninsula has oceanfront sand. The island is harbor — docks, bridges, and a boardwalk — with a cottage scale that a peninsula estate does not have.
Grand Canal and the Little Island section add another set of water lots. Duplexes and triplexes appear alongside single houses. Parking and lot width are part of every serious conversation.
Houses and how they sit
Bayfront value is the dock, the seawall, and the rooms that face the channel. Interior lots are about the walk to Marine Avenue, the width of the house, and whether a remodel opened the ground floor. Those are separate comparison sets.
Many houses began as cottages. The ones that work now usually have a new kitchen, a primary suite that is not an afterthought, and a ground floor that deals with the harbor climate. A pretty facade over an unchanged plan is obvious to anyone who has toured the island.
If you also want ocean sand, read the Balboa Peninsula page. If you want a larger island lot and community docks, read Lido Isle.
Property types
Channel frontage, docks, and houses built toward the water.
Older island houses with new kitchens and suites.
New houses on narrow lots where the plan has to be precise.
Working with VK Luxury
Island sales are won on details a harbor-wide brochure skips: bridge clearance for a boat, the difference between Grand Canal and an interior court, and how a duplex is being used. Varinder treats those as the brief, not as footnotes.
Owners often have a second question hiding under the sale — a move to Lido, to the peninsula, or off the water entirely. One broker can hold both sides of that without splitting the story.
Use the form if you want the address reviewed. Use contact if you are buying and want a private tour plan.
Home value
Online estimators miss docks, view corridors, lot position, and the condition of a custom house. Tell Varinder about the property and he will follow up with a comparison built from the house, not from an online estimator.
Call, or send a note. Varinder answers as the broker, not as a desk that routes you to someone else.

Questions
No. The island is inside the harbor. The peninsula is the ocean strand. They share a ferry and a name, not a housing type.
The island frontage is bay and canal, not open Pacific beach. Oceanfront houses are on the peninsula.
Narrow width, parking, seawalls, and older plans that need a real remodel. Those items belong in the pricing conversation.
From comparable sales for that lot: the channel, the dock, and the condition. The form starts that conversation.
