Balboa Peninsula
A narrow strand in Newport Beach with the Pacific on one side and the harbor on the other — cottages, rebuilds, and peninsula-point houses.

The place
The Balboa Peninsula is the long, narrow piece of Newport Beach between the ocean and the harbor. The peninsula point, the Fun Zone, the pier, and the ferry to Balboa Island break it into pieces that locals treat separately.
Oceanfront means sand and weather. Bayfront means a dock and a channel. Walk-streets between them are a third thing: no private beach, a tighter lot, and a plan that has to work without much width. Peninsula Point, toward the jetty, is quieter and often larger.
The ferry and the bridge conversations matter if you also care about Balboa Island. You can see one from the other. You should not shop them as one inventory.

Houses and how they sit
A lot of peninsula houses started small. The ones that have been rebuilt are priced on the lot and the new plan. The ones that have not are priced on what a rebuild would take, including parking and coastal rules. Those are different offers.
Oceanfront decks take weather. Bayfront houses take boat traffic and bridge schedules. Say which exposure you are underwriting before you compare finishes.
Lido Isle is just across the water and feels more island-residential. Read Lido Isle if the peninsula’s summer foot traffic is the thing you want to avoid.

Working with VK Luxury
Peninsula marketing that uses one sunset photo for every house hides the only fact that matters: which water, and how the lot meets it. Varinder writes and photographs that first.
Summer crowds near the Fun Zone and a quieter block toward the point are different blocks to walk.

Home value
Online estimators miss docks, view corridors, lot position, and the condition of a custom house. Tell Varinder about the property and he will follow up with a comparison built from the house, not from an online estimator.
Call, or send a note. Varinder answers as the broker, not as a desk that routes you to someone else.

Questions
No. The peninsula is the ocean strand. The island is in the bay, reached by bridge or ferry.
The southern end of the strand, toward the jetty, generally quieter and often on larger lots than the blocks by the Fun Zone.
No. One is sand and weather. The other is a dock and a channel. They need separate comparable sales.
