A Day-One Cash Sale in Corona del Mar: What Full Price Tells $1M+ Sellers

A single-level house at 25 Cambria, in Spyglass Hill, was listed on September 27, 2026 at $7,500,000. Realatrends reports that it sold at that ask on its first day on the market, in cash, and that it closed on October 6. For someone selling a home in Corona del Mar above $1 million, the useful part is how the ask lined up with the house that was offered.

What sold, and who sold it

This was not a VK Luxury Real Estate transaction. Realatrends, citing CRMLS OC26199529, says 25 Cambria sold on October 6, 2026 for $7,500,000, at the asking price on its first day on the market, and that the buyer paid cash. The on-market date on that page is September 27, 2026. The Spyglass Hill table shows 0 days on market. The page measures days on market from listing to contract, so day one is the contract and October 6 is the close. The listing agent on the page is Quinten Sharp of Sharp Homes.

The remarks read: "Gorgeous unobstructed views of the coastline, ocean and harbor from single story home in popular Spyglass Hill--needs updating, sold as-is. Sold before processing!" The detail fields describe 4 bedrooms, 3 baths (2 full and 1 partial), 2,922 square feet from the assessor, built in 1975, one level, with all four bedrooms on the main level. The view field lists Catalina, city lights, coastline, harbor, ocean, and water. The page puts the sale at $2,567 per square foot, next to a Spyglass Hill median of $2,527.

From October 18, 2025 through October 18, 2026, that page counts five single-family sales in Spyglass Hill, with a median price of $7,800,000 and a median of 93 days on market. This close matched its own ask and still sits under that median.

Two other October closings

October also closed other Corona del Mar houses at lower prices. They sit in different subdivisions, with different views and different condition. They are not substitutes for 25 Cambria.

Realatrends, citing CRMLS NP26179725, says 10 Shoal Drive in Jasmine Creek sold on October 19, 2026 for $4,450,000, 1% below the $4,495,000 ask, after 9 days on the market, and that the buyer paid cash. The history lists an on-market date of September 23, 2026, active under contract on October 7, and the close on October 19. The page still states 9 days. Janelle File of Compass is the listing agent. The remarks describe a complete renovation, and the condition field says turnkey. The view is peek-a-boo, on two levels.

Realatrends, citing CRMLS NP26162486, says 700 Goldenrod, in Corona del Mar North of PCH, sold on October 13, 2026 for $3,400,000, 8% below the $3,695,000 ask, after 14 days on the market, and that the buyer paid cash. The history lists July 25, 2026 as the on-market date, active under contract on August 8, pending on August 21, and the close on October 13. The 14 days run from the list date to the August 8 contract status. Brennan Harms of Premier Pacific Properties is the listing agent. The remarks call it a fixer and a canvas to renovate or build new, and the lot features include "Tear Down." Living area is 3,200 square feet with the source marked estimated, so the page's $1,063 per square foot depends on that estimate.

Only the Spyglass Hill sale closed at its ask. The renovated Jasmine Creek house closed 1% under, and the village fixer closed 8% under after a 14-day contract and an October close. Those are three houses, not one Corona del Mar discount.

The county pace, then the house

Steven Hurd's October 16, 2026 note summarizes Steven Thomas's Reports on Housing piece "Rates Rise, Housing Stalls," dated October 12, 2026. Expected market time for Orange County is 118 days, the slowest pace since April 2020, compared with 85 days a year earlier. Detached homes are at 105 days. Condos and townhomes are at 139. Hurd's summary says a seller listing above $2.5 million today is looking at a pending sale around April 2027. An earlier Thomas report, "The Buyer's Playbook," dated September 14, 2026, covers August closings. He writes that 52% sold below the asking price, by a median of $32,500 after 34 days; that 18% sold at the last list price, with a median time on the market of 9 days; and that 30% sold above the asking price, by a median of $21,000 and 9 days on the market. His takeaway is that buyers have to move when a home is in excellent condition, nicely upgraded, turnkey, and realistically priced.

25 Cambria followed that discipline from the other direction. The remarks said it needs updating and sold as-is, and a cash buyer took the $7,500,000 ask on day one. The per-square-foot figure sits beside the Spyglass Hill median, so the price already included the work.

Pricing and presentation

Say the condition in the remarks a buyer will read. "Needs updating" and "sold as-is" tell a finished-house buyer to pass, and they tell a buyer who will do the work what to price. 700 Goldenrod's remarks called the house a fixer and described a renovation or a new build. The close was 8% under the ask. Where the living area is marked estimated, the price per foot moves with that number, so the estimate belongs in the same plain sentence.

A finished house still has to clear its own ask. 10 Shoal Drive was described as completely renovated, with a turnkey condition field, and it closed 1% under $4,495,000. Updates change how the house lives. Corona del Mar luxury homes do not share one finish level, and a renovation in one tract does not add a percentage to a sale in another.

Corona del Mar real estate above $1 million still sorts by street. Someone watching Corona del Mar homes for sale can treat the zero days on market as one ask that found a buyer. That result does not price the next house on another street. The county pace in the October 16 summary is 118 days, and Spyglass Hill's own median on the Realatrends page is 93.

Before the first day, the photographs, the floor plan, and the condition sentence should describe the same house, and the ask should leave room for any work still left. The Personal Home Report compares one address.

Buyers, and one city notice

A day-one cash sale at full price means the buyer accepted the house as offered and paid cash. A purchase that needs a loan, or time for a contractor to price the updates, needs its own plan. On these Realatrends pages, days on market in the tract tables run from listing to contract. 700 Goldenrod's 14 days end at the August 8 contract status. The close is October 13. The shorter number alone makes a long escrow look fast.

On November 19, 2026, at 6:00 p.m., in the City Council Chamber at 100 Civic Center Drive, the Newport Beach Planning Commission public notice lists implementation of the Corona del Mar Commercial Corridor Land Use and Mobility Study, file PA2024-0002. The area is East Coast Highway from Avocado Avenue to Hazel Drive, and the west side of Newport Boulevard from Short Street to 32nd Street. That item is about the commercial corridor. It leaves the ask on Cambria, Shoal, and Goldenrod where the sales put it. A separate note covers the Newport Beach housing ballot measure. That piece is the citywide debate.

Did 25 Cambria close the day it was listed?

It was listed on September 27, 2026 at $7,500,000. Realatrends says it sold at the asking price on its first day on the market, and the Spyglass Hill table shows 0 days on market, measured from listing to contract. The close on that page is October 6, 2026, at $7,500,000, and the buyer paid cash.

Do the other October sales set one Corona del Mar discount?

No. 10 Shoal Drive closed at $4,450,000, 1% under its ask. 700 Goldenrod closed at $3,400,000, 8% under its ask. They are different houses, in Jasmine Creek and in Corona del Mar North of PCH. They are not a percentage to apply to Spyglass Hill.
